A £160 million ‘super prime’ residential and commercial development overlooking Green Park and Buckingham Palace. The scheme included 34 luxury apartments, offices at the centre of the site and bespoke new headquarters for the Kennel Club. A new deep basement was included beneath part of the building footprint involving excavation to >12m depth below existing basement level. Geotechnical challenges included the presence of two Jubilee Line tunnels directly beneath the site; this required a high quality ground investigation to provide realistic parameters for ground movement analysis. The investigation included the following elements:

 

Cable percussive boreholes to between 45m and 48m depth. Limited access was available within existing buildings so specialist demountable basement rig used
Rotary boreholes to 60m depth using GeoborS coring to produce high quality soil cores
In-situ self-boring pressuremeter testing
Advance laboratory testing including anisotropically consolidated triaxial tests (stress path) including Bender element to determine Gmax
Horizontal and vertical concrete coring
Hand-excavated trial pits to expose existing foundations up to 3m deep
